What deposit is required?

To secure your choice of student accommodation you just need to pay a booking fee – the amount varies across our locations so please see the Accommodation page for details. At the start of your tenancy the booking fee converts to a damage deposit which is refundable at the end of your tenancy, less any charges for damage, rent or other charges due. The booking fee is non-refundable if you decide to cancel. Our deposits are fully secured by the ‘Tenancy Deposit Scheme’ in England and Wales or the ‘My Deposits’ scheme in Scotland.  (For bookings in Scotland please see the Accommodation page for full T&Cs of booking.)

How do I book?

To book just click on any of the ‘Book Now’  buttons on our website and then you can register with us and book your studio or student apartment via our online booking system. If you’re having any trouble using the online booking then please speak to the Accommodation Team at your chosen location.

Can we book as a group?

Of course! For those of our locations that have shared student apartments, group booking is easy online. One member of the group just needs to register online. They can then “Create a group booking”, give the group a name and log in and then complete their personal details and pay their booking fee. Once this is done the rest of the group have 24 hours to register, select “Join a group booking” and pay their booking fee.

Can I choose a certain room?

Yes, floors, flats and room numbers are available for you to select during the online booking process.

What is the cancellation policy?

If you book online without seeing the accommodation you may cancel your booking within 14 days. To cancel, please write to the Accommodation Manager at your chosen Fresh Student Living location.

How do I use a promotion code?

A promotional code (if applicable) is generated during your registration and booking process. The code will appear in a box at the top of your booking page, and just before you reach the payment stage of the booking you should enter the code into the empty box. “Verify voucher” should then be clicked to apply the discount to your booking.

Are my possessions insured?

Every booking with Fresh comes with free Contents Insurance with Endsleigh Insurance. You can view the Contents Insurance cover certificate online. To upgrade your insurance please contact Endsleigh directly.

How do I set up my internet?

Broadband is provided in every Fresh Student Living development. The internet provided may differ depending on location and internet provider.
Usually you can connect using an Ethernet Cable which you just plug into the network wall socket in your room.
A lot of our sites will have a wireless network, this will cover the whole building. So when you arrive, you can simply connect your devices to the wireless network, there is no need to bring any of your own equipment.

Can I smoke in my room?

All Fresh Student Living student accommodation is smoke free. This includes both private and communal areas including bedrooms, bathrooms, kitchens and all internal social spaces. Designated smoking areas can be found outside of the building.

How do I log repairs?

You should login and report the issue via the Student Portal. This will be logged, and a member of our team will resolve the issue as soon as possible. Please take a look at the Student Handbook on your chosen Fresh Student Living location page for our policy on managing repairs.

Will my student flat be cleaned?

Your student room is cleaned for when you arrive. Once you have moved in you will be responsible for cleaning your room and any shared areas within your apartment.

What is the policy on guests staying in my room?

You may have occasional overnight guests. Please do not invite someone to stay for more than two consecutive nights and always check with your flatmates first.

Do I need a TV licence?

If you bring a TV with you or if you watch it through 4TV you’ll need to have a valid TV Licence. Please visit for details and latest costs.

Can I order bedding and kitchen packs?

Yes! Fresh are proud to be partners with – you can order a range of kitchen and bedding packs from their website, including duvet covers, pillows, cooking utensils and cleaning supplies, and have them delivered straight to your accommodation. Simply order online  – and save 10% by using the promotion code FRESH15. On the shopping cart page there is a drop down menu for you to select where you are staying, and you can also enter your arrival date to make sure everything gets delivered on time!

How can I pay if I'm an overseas student?

PaytoStudy is an easy to use online payment process which offers a secure, fast and affordable way to make your international payments to Fresh Student Living.

To make a payment via PaytoStudy please log onto the Student Portal and select ‘Pay here’ under the financials section.

How can I pay form my rent?

To pay your rent you just need to login to the Student Portal using your reference number and password, then from the menu on the left hand side select “Financials” and then “Payment Online”. Payments can be made via debit or credit card using the online secure payment system, RBS Worldpay.

Is there a charge for using credit or debit cards?

If you are an International student and pay using a Credit Card or a non-EU Debit Card there will be a 2% charge on the total amount being paid, however there is no charge for payments using a UK or EU Debit Card.

What happens if my student loan is late?

If your student loan is late please contact the Accommodation Team at your Fresh Student Living location as they will be able to advise you.

Is there a laundry?

Yes, there is an on-site laundry at all of our student accommodation locations for you to use at an additional charge.

Is parking available for visitors?

All our student accommodation is located centrally, close to good public transport links and other facilities, so you should be able to get around easily without a car.

A small number of our sites have limited parking spaces available at an additional charge. Please contact the Accommodation Team at your chosen location for more information.

How do I collect my post?

Depending on which Fresh Student Livings location you are living at, post may be delivered directly through your door by Royal Mail or is collectable from post boxes on-site. Larger parcels can be collected from Reception. Please contact your Accommodation Team for more information.

How big is a small double bed?!

All of our rooms come with either a standard double, or a small double bed. A small double is the same length as a normal double bed, but just a tiny bit narrower. They are also know as 3/4 size beds and measure approximately 120 cm wide × 190 cm long, so plenty of room for a good night’s sleep!


When will I get my deposit back?

Your deposit is registered with a Government approved Tenancy deposit Scheme and as long as your room is clean, no items are missing and no damage has been caused during your stay, you will get the deposit back 10 working days after the end of your tenancy.


Can I stay in my room over the summer holidays?

We will try and accommodate requests for summer student accommodation extensions when possible. Please contact the Accommodation Team at your chosen accommodation to check.

Do I need to move out over the Christmas & Easter holidays?

No – your room is yours for the duration of your tenancy. You only need to move out of the room at the end of the agreement.

Will my room be inspected?

Your room/apartment will be fully inspected at least three times during your tenancy. During these inspections we check for cleanliness, damage and for missing items.

At each inspection you will be told if there is to be a charge for putting anything right. You will be invoiced immediately for recharges for the first two inspections and on the final inspection a deduction will be made from your deposit.
